The Action: Some condo shoppers were scared by the $887 monthly fees for this one-bedroom corner suite – even though it covers utilities and cable – so it sat on the market for weeks at $429,000. Shortly after, it was relisted at $419,000, which enticed a visitor to work out a deal at $410,000.
What They Got: Circa 1907, the historic Powell House was designed for one family, but in the 1980s it was converted to fit more than 40 suites, such as this 750-square-foot ground-floor unit with a 515-square-foot patio accessed off the master bedroom and carpeted living and dining area.
Essentials include an updated bathroom and kitchen with a pantry, plus a locker and underground parking.
Common areas consist of a newly remodelled gym, rooftop deck and shared laundry room.
The Agent’s Take: “I think it’s the gem of the Annex and it has a lot of value,” agent Dino Capocci says. “It’s a big one-bedroom that’s spacious, you get parking, a locker, you’re in a heritage building, and you’re in prime Annex, two blocks to the subway and Yorkville.”
This unit’s allure was amplified by its outdoor space. “There are only about six [units] that have main floor walkouts,” Mr. Capocci says. “So it’s like having a yard because it’s privately fenced with trees. It’s very cool.”
